Decks cleared for Jewar airport project in Noida, PM Narendra Modi likely to lay foundation stone

NEW DELHI: Decks for the construction of the Jewar International Airport along the 165-km Yamuna Expressway has been cleared and work for the ambitious project is likely to start by the year-end.

According to ANI, the Ministry of Civil Aviation (MoCA), which called a meeting of all stakeholders on Tuesday to review the progress of setting up the Noida International Greenfield Airport at Jewar, has reportedly given its go-ahead for the construction work to begin.

The meeting was attended by Civil Aviation Minister Suresh Prabhu, Minister of State for Civil Aviation Jayant Sinha, YEIDA CEO Prabhat Kumar, and other senior officials of the central and state government.

The airport, which is part of the MoCA’s NABH (NextGen Airports for Bharat) Nirman initiative, will be developed on the Public Private Partnership model (PPP).

Site clearance for the project was granted by the MoCA on July 6, 2017, and the Uttar Pradesh Government appointed Yamuna Expressway Industrial Development Authority (YEIDA) as the implementing agency on its behalf in October 2017.

YEIDA then obtained a No Objection Certificate (NOC) from the Ministry of Defence on January 11. To expedite the implementation of Airport project, a Project Monitoring and Implementation Committee (PMIC) was also constituted on March 27.

During the meeting, the representatives of the state government and YEIDA informed that funds for land acquisition are available and that the process is expected to proceed smoothly.

Land measuring 5,000 hectares (ha) has been identified by YEIDA for the project, out of which 240 ha belongs to the state government and rest is with private owners.

The first phase of acquisition of land measuring 1,327 ha for construction of terminal buildings and runways is expected to be initiated in the month of June by the YEIDA.

Prime Minister Narendra Modi is likely to lay the foundation stone for the Noida International Greenfield Airport at Jewar.

Delhi’s connectivity with Greater Noida gets a boost! Noida Metro’s Aqua Line to start in October

The first test run of the Chinese made four-coach train was made on the Acqua line on Tuesday. With the arrival of the Metro, several areas of Noida will see a boost in economic activity.

As many as 21 stations in Noida will be connected with the Metro after the launch of NMRC’s (Noida Metro Rail Corporation) 29.7 km Aqua Line in October. The new Metro line will connect the residents of Noida and Greater Noida with the Metro line, while also making Metro travel to the national capital New Delhi easier. The first test run of the Chinese made four-coach train was made on the Acqua line on Tuesday. With the arrival of the Metro, these areas are also likely to see a boost in the economic activity.

However, it will take at least a year before the Aqua line will be directly connected with the Delhi Metro. The Aqua Line and the Blue Line will meet at Sector 70, Noida, through a skywalk. The Blue line extension from Noida City Centre to Electronic City, Sector 62, will, however, be completed by September 2018. Total 11 trains will ply on this Metro corridor.

“The DMRC is currently working on constructing six additional stations to extend the Blue Line from Noida City Centre to Electronic City,” PD Upadhyay, executive director of the Noida Metro Rail Corporation (NMRC) told Indian Express.

The Aqua Line, being made at the cost of Rs 5,503 crore, will start from Theta (Sector 70) in Greater Noida and will pass through Delta 1, Alpha 1 and 2, Pari Chowk and Knowledge Park 2. It will also connect Noida’s Sectors 149, 144, 137, 81 and 50 among others. The Aqua line, along with other Metro lines like Magenta, Blue Line and Blue Line Extension, will add to the expanding Metro coverage in Noida.

On August 6, the DMRC had launched the new section of Durgabai Deshmukh-Lajpat Nagar in Delhi Metro’s Pink Line. This new 8.1-km stretch is a part of the Delhi Metro Pink Line from Majlis Park to Shiv Vihar.

Jewar Airport: Yogi promises fair deal in land acquisition from farmers

About 150 farmers from eight villages in Jewar area came to the university to meet Adityanath

Uttar Pradesh Chief Minister Yogi Adityanath on Friday promised justice to the local farmers who are unhappy with the money they are getting for the land being acquired by the state government for the Jewar International Airport.

Adityanath asked the district administration here to resolve the issue and submit a report on it within eight days, Jewar MLA Dhirendra Singh said.

The chief minister gave the directions after a discussion with the farmers during a visit to the Gautam Buddha University in Greater Noida.

“I assure the farmers that they will get justice and appropriate compensation for their land. I also want to tell them not to get misled by the opposition, he said, according to a press release issued by the MLA.

The people who are opposing this on Friday are the same people who never wanted Jewar to get an airport,” the chief minister said.

About 150 farmers from eight villages in Jewar area came to the university to meet Adityanath.

The ambitious project had reportedly hit a hurdle in June following stiff resistance from the residents of these villages, which fall under its phase 1.

Much of the conflict is over the categorisation of the area as urban or rural, which determines the amount the farmers get under the land acquisition law.

The farmers reportedly want to be paid four times the circle rate. The government wants them to take just double, according to an official.

The chief minister said once the airport is operational, it will change the region’s landscape by generating employment and improve amenities for the local people.

Villagers from Dayanatpur, Ranhera, Rohi, Kishorpur, Banwaripur, Siwara, Ramner and Paarohi attended the meeting.

The UP government is to spend Rs 40 billion on land acquisition for the airport, which was scheduled to start operations in 2022-23.

About 1,441 hectares of land has been identified for the first phase of the airport project.

The Union Civil Aviation Ministry had in June said the process of land acquisition was expected to be completed in two months.

The ministry expected that bids for the Public Private Partnership (PPP) project would be invited by October and the foundation stone-laying ceremony held in December.

The state’s civil aviation department would spend Rs 15 billion, while the Noida Development Authority would provide a matching amount.

NCR bags nearly a third of India’s office space market

NOIDA: The National Capital Region (NCR), led by Gurugram and Noida, accounted for a major 28% of the 24-million-square-feet office space absorbed across the country in the first half of 2018.

The Office Space Absorption report prepared by real estate researchers Colliers International indicates Gurugram, a real estate hub, recorded the biggest leap among NCR cites by absorbing 3.7million square feet — a 111% rise on a year-on-year basis over the first half of 2017. In fact, the report suggests, Gurugram’s office space absorption for this period was on a par with that of Mumbai.

Similarly, Noida registered a 100% increase in office space absorption in the first half of 2018, as compared to the corresponding period of 2017, owing to an influx of co-working spaces, along with the entry of technology companies. Colliers International’s report puts the figure at 2 million square feet, which is expected to shoot up to 3.5million square feet by the end of the year.

The 2 million square feet has largely been picked up by Landgis (Toshiba) Candor TechSpace (1,00,000 sqft along Noida Expressway), Genpact-Candor TechSpace (90,000 sqft along Noida Expressway), Syscom Solutions (90,000 sqft in commercial sectors), Insta Office (85,000 sqft in commercial sectors) and ACE Global (Arohant IT park, 80,000 sqft along Noida Expressway).

Among major occupiers, the technology sector accounted for 42% of the gross absorption, followed by the engineering and manufacturing sector at 23%, the banking and financial services and insurance sector at 15%. The report shows that there had been a dip of 13% in rental rates on a year-on-year basis in commercial sectors.

In Gurugram, technology companies accounted for 33% of the total leasing volume, followed by banking, finance and insurance companies with 27%, and flexible workspace operators with 20%.

“Gurugram has already overcome negative market perception, if any, cashing in on its corporate hub tag,” Surabh Arora, senior associate director (research), Colliers International, said.

“The reason for Noida’s sudden improvement in office space absorption is the influx of co-working spaces, along with robust road and metro railway infrastructure, which have now become primary growth drivers in the city,” Arora explained.

During the same time in 2017, the office absorption in Noida stood at 0.9 million sqft. “The office market space absorption is picking up in Noida, which is emerging as a favoured corporate and industrial destination. This is the first time when so much space has been picked up in Noida, in the past several years,” Arora further said.

“We expect the demand level to remain strong in the coming quarters, taking office-leasing activities in 2018 to the highest level of the past three years. Positive policy initiatives from the government, a robust supply pipeline and major infrastructure development are contributing to the overall performance of the office market,” Saif Lari, assistant manager, Colliers-NCR said.

Worlds of Wonder, bigger than Noida, to come up in Yamuna Expressway

आने वाले दिनों में आपको नोएडा से बड़ा ‘वर्ल्ड्स ऑफ वंडर’ यीडा में देखने को मिलेगा। किस्टुला ट्यूलिप कंपनी ने एंटरटेनमेंट सिटी बनाने के लिए यीडा से 500 एकड़ जमीन मांगी है। कंपनी करीब 15 हजार करोड़ रुपये का निवेश करेगी। बताया जा रहा है कि इससे करीब दो लाख युवाओं को प्रत्यक्ष या अप्रत्यक्ष रोजगार मिलेगा।

किस्टुला ट्यूलिप कंपनी के प्रमुख माइक बेरी बृहस्पतिवार को यीडा दफ्तर पहुंचे। वहां सीईओ डॉ. अरुणवीर सिंह व ओएसडी शैलेंद्र भाटिया से मिले। उसके बाद सेक्टर 22-एफ स्थित जमीन देखने गए। उनको जमीन की लोकेशन पसंद आई।

मैप पर भी प्रस्तावित जेवर एयरपोर्ट व अन्य प्रोजेक्ट को देखा। उन्हें जमीन पसंद आई। यहां से जाने के बाद ईमेल के जरिये प्रोजेक्ट बनाने की औपचारिक संस्तुति पत्र भी यीडा को भेज दी। यीडा ने दो सप्ताह में कंपनी से 10 फीसदी रकम के साथ डीपीआर भेजने की बात कही है।

यीडा के सीईओ डॉ. अरुणवीर सिंह व ओएसडी शैलेंद्र भाटिया ने कंपनी से वार्ता के आधार पर बताया कि कंपनी इस एंटरटेनमेंट सिटी को एम्यूजमेंट पार्क के रूप में विकसित किया जाएगा, जिसमें डिजनीलैंड का भी एहसास होगा और वर्ल्ड्स ऑफ वंडर का भी।

 इसमें फिल्मों की शूटिंग भी होगी। सिटी इतनी बड़ी होगी कि मेट्रो व बस की सीधी कनेक्टिविटी भी दी जाएगी। इसका विस्तार करीब तीन किलोमीटर के रेंज में होगा। इस दायरे में आने वाले गांवों को विकसित भी करेगी।

इस कंपनी के आने से आसपास के दो लाख युवाओं को प्रत्यक्ष व अप्रत्यक्ष रूप से रोजगार मिल सकेगा। बता दें कि इससे पहले फिल्म निर्माता बोनी कपूर ने भी यीडा से सेक्टर-29 में देखी 30 एकड़ जमीन मांगी है। वे फिल्म स्टूडियो बनाना चाह रहे हैं।

वीवो ने भी मांगी जमीन
मोबाइल कंपनी वीवो ने भी यीडा से 200 एकड़ जमीन मांगी है। इसमें मोबाइल मैन्यूफैक्चरिंग यूनिट लगाएगी। बृहस्पतिवार को कंपनी के प्रतिनिधि यीडा के सीईओ डॉ. अरुणवीर सिंह व ओएसडी शैलेंद्र भाटिया के समक्ष प्रोजेक्ट का प्रस्तुतिकरण दिया।

कंपनी को सेक्टर-24, 28 व 29 में जमीन दिखाई गई है। कंपनी ने प्रस्ताव जल्द सबमिट करने को कहा है। हालांकि कंपनी की तरफ से निवेश व रोजगार की जानकारी अभी नहीं दी गई है। वह प्रस्ताव में इसका जिक्र करेगी।

टेक्सटाइल पार्क के लिए 100 कंपनियों के डीपीआर

यमुना प्राधिकरण में नोएडा अपैरल एक्सपोर्ट क्लस्टर (टेक्सटाइल पार्क) से अब तक 100 कंपनियां जुड़ चुकी हैं। इनमें से कुछ ने डीपीआर सबमिट कर दी है और कुछ कंपनियों डीपीआर के लिए पत्र भेज दिया गया है।

कुल रकम का 10 फीसदी रकम व डीपीआर मिलते ही इनको जमीन आवंटन की प्रक्रिया शुरू कर दी जाएगी। ओएसडी शैलेंद्र भाटिया ने बताया कि बीते फरवरी में निवेश समिट में कुल 28 एमओयू साइन हुए थे, जिनसे 10 हजार करोड़ रुपये के निवेश की बात कही गई थी।
