How Jewar Airport Will Benefit Noida’s Under-Performing Property Market

The gloomy stories that investors hear with regard to Noida real estate may be confusing, especially to those who had their eyes of this affordable property market to build a home, but the developments surrounding the Jewar airport give them enough hope not to lose heart and hold on only a little longer before things change for better.

How Will The Jewar Airport Impact Noida Housing Market?

If we analyse the current state of affairs, property markets around Noida are reeling under immense pressure ─ according to the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA), there are over 100 stuck projects in the region; private estimates peg this number at 1.5 lakh units.

That is just part of a much bigger problem Noida realty is currently dealing with. Some of the biggest developers of the region are close to insolvency – cases are pending against AmrapaliJaypee and Unitech. The uncertainty involving these cases ─ After over two years of these cases popping up, no solution is in sight despite the fact that the Supreme Court has sworn to resolve these issues in a timely manner ─ is hindering concerted efforts made by sector stakeholder in achieving their desired target.

In an atmosphere such as this, the Jewar airport is the very thing NCR realty is in the need of. The project would touch lives and get back the positivism Noida currently needs more than anything.

According to PwC, the agency that has prepared the techno-economic feasibility report for the project, the Jewar Airport is expected to handle over 10 crore passengers by 2050, serving 37 domestic and 31 international destinations.

Currently, people living in many cities of western UP and some cities of Rajasthan have to travel to Delhi — a journey of at least two hours — if they plan air travel. An airport in Jewar will be a great help for these people. This airport will not only address the aviation needs of Delhi but also of cities such as Agra, Mathura, Bulandshahr and Meerut. The Union civil aviation ministry expects this airport to give bolster tourism and economic potential of the region.

As it takes shape physically, the project, which is expected to generate millions of job opportunities, would improve investor sentiment and usher in that positive vibe Noida needs, all in due course.

How So?

Well, Jewar has already seen a status update, from being a part of the Bulandshahr district to being a nagar panchayat under the Gautam Budh Nagar district now. Due to the ongoing developments, rates of the property along the area have grown substantially, too.

Landowners can already see the difference. While a bigha of land was sold for Rs 4-5 lakh in the past, rates have now touched Rs 20-25 lakh a bigha. A bigha of land measures 843 square metre. Farmers whose land is being acquired for the project are being offered three times the circle rate. While the prevalent land rate in the area is Rs 900 per square metre (psm), the government is offering villagers Rs 2,300 psm.

What To Expect In The Future?

Investments in this property market should be done strictly keeping in mind certain facts. First, not many developers would be launching a new project here since they are already under tremendous pressure to sell off their existing housing stock and completing their stuck projects. Those looking to invest in property along Jewar will have to primarily in the land.

Absolute dexterity must be shown in checking the legality of the land in case one is interested in buying since thriving property markets also become a breeding ground of property-related frauds. Also, the investment must be made keeping in mind the fact that profits could be made only in the long term.

The United Nations Sunday officially invited Uttar Pradesh’s Noida and Greater Noida to become a member of its initiative which aims to create 25 model cities across the world that will be fully compliant with the sustainable development goals by 2025, officials said.

The twin-cities in Gautam Buddh Nagar district, adjoining the national capital, have been selected in the “University City” category ahead of Mumbai and Bengaluru, which were also under UN consideration for the initiative, as the only invitee from India, a senior UN official said.

नोएडा/गाजियाबाद, जेएनएन। उत्तर प्रदेश (Uttar Pradesh) को इलेक्ट्रॉनिक्स उत्पादों का हब बनाने की तैयारी की जा रही है। इसके तहत राष्ट्रीय राजधानी क्षेत्र (National Capital Region) में इलेक्ट्रॉनिक सिटी (Electronic city) स्थापित की जाएगी। इससे चार लाख युवाओं को रोजगार मिल सकेगा। इसके लिए नीति बनाई जा रही है। इससे विदेशी कंपनियों को यहां अपना उद्यम स्थापित करने में न सिर्फ आसानी होगी बल्कि उन्हें रियायतें भी दी जाएंगी। निर्माण के लिए जमीन तलाशने की प्रक्रिया अंतिम चरण में है।
2500 एकड़ में बनेगी इलेक्ट्रॉनिक सिटी
जेवर एयरपोर्ट के नजदीक होने के कारण यहां आवागमन भी सुगम होगा। दरअसल देश में मोबाइल फोन, एलसीडी व एलईडी टेलीविजन व एलईडी के उत्पादों की मांग तेजी से बढ़ी है और उत्पादन में भी वृद्धि हुई है। बीते पांच वर्षो में विदेशी कंपनियों की 123 इकाइयां यहां स्थापित हुईं। यूपी ने इलेक्ट्रॉनिक्स उत्पादों के निर्माण में उल्लेखनीय गति दी है। एनसीआर में 2500 एकड़ में इलेक्ट्रॉनिक सिटी स्थापित की जाएगी।

देश का 35 फीसद मोबाइल निर्माण यूपी में
गौरतलब है कि भारत में होने वाले कुल मोबाइल फोन निर्माण का 45 फीसद निर्माण जनसंख्या के लिहाज से सबसे बड़ी राज्य उत्तर प्रदेश में हो रहा है। देश की 38 मोबाइल फोन निर्माता कंपनियों में से करीब 13 कंपनियां अकेले यूपी के नोएडा और ग्रेटर नोएडा में स्थापित की गई हैं।
इंजीनियरिंग, डिप्लोमा व स्नातक उम्मीदवारों के लिए मौका
ऐसे में इलेक्ट्रॉनिक्स उत्पादों के निर्माण का हब इसे बनाने में आसानी होगी। यहां कंपनियों को उद्योग स्थापित करने में जो लागत आएगी, उसमें छूट दी जाएगी। यहां जमीन खरीदने से लेकर विभिन्न तरह के टैक्स आदि में 25 फीसद तक की छूट दी जाएगी। अभी इंजीनियरिंग, डिप्लोमा व स्नातक आदि की पढ़ाई करने के बाद काफी संख्या में युवाओं को नौकरी तलाशने के लिए भटकना पड़ता है। इलेक्ट्रॉनिक सिटी का निर्माण होने के बाद उन्हें आसानी होगी।
एनसीआर में इलेक्ट्रॉनिक सिटी की स्थापना जल्द की जाएगी। इसके लिए जमीन तलाशने की प्रक्रिया अंतिम चरण में है। इलेक्ट्रॉनिक्स नीति के तहत उद्यमियों को अपना उद्योग लगाने में यहां रियायतें दी जाएंगी। करीब चार लाख युवाओं को रोजगार मिलेगा।

यहां पर बता दें कि वैश्विक मंदी ने ऑफलाइन मोबाइल सेक्टर की कमर तोड़ दी है, लेकिन अब इस सेक्टर को उबारने के लिए ब्रांडेड कंपनियों ने खुद कमान संभाली है। हाल ही में सैमसंग, रीयल मी, ओपो, वीवो समेत तमाम ब्रांडेड कंपनियों ने नोएडा के 300 बड़े शोरूम संचालकों के साथ बैठक की है। कैसे ऑफ लाइन मोबाइल बाजार को गति दी जाए। इस पर विस्तार से मंथन किया है।
बता दें कि इस प्रकार की बैठक को पांच वर्ष बाद कंपनियों की ओर से आयोजित किया गया, जिसमें शोरूम संचालकों से सुझाव एकत्र किए गए हैं और उनकी मंदी को दूर करने की जानकारी से अवगत कराया गया है। 14 सितंबर से अब मोबाइल ग्राहकों के लिए ऑफरों की बारिश शुरू होने जा रही है। इससे ग्राहक ऑनलाइन मोबाइल की खरीदारी के लिए शोरूम पर जुटने लगेंगे। इसमें ग्राहकों को 5-10 फीसद का सीधा लाभ होगा।

यहीं नहीं शोरूम संचालकों को भी ऑफर बेस टारगेट सौंपा जाएगा। इसमें उन्हें मोटर साइकिल, स्कूटी, एलसीडी, कूपन और विदेश यात्र समेत तमाम ऑफर शामिल होंगे। जैसे की वर्ष 2014 में त्योहारी सीजन में कंपनियों की ओर से किया जाता रहा है।
तेजी से बढ़ रहा ट्रिपल कैमरा फोन का बाजार
साल 2019 में ट्रिपल कैमरा सेटअप काफी तेजी से बाजार पर हाबी हुआ। वर्ष के अंत तक 15 फीसद पहुंच सकता है। जबकि वर्ष 2020 के अंत तक इसके 35 फीसदी होने की संभावना है। वर्ष 2021 तक दुनिया में आधे से ज्यादा ट्रिपल या फिर उससे ज्यादा कैमरा सेंसर वाले स्मार्टफोन हो जाएंगे। बता दें कि अब तक करीब 40 से ज्यादा कंपनियों ने ट्रिपल कैमरा फोन लांच किया है। करीब 30 कंपनियों के स्मार्टफोन वर्ष 2019 के पहली तिमाही में लांच हुए।
