The allure of the Yamuna Expressway is attracting the world from Industry to Film makers and residential buyers. It’s a region that’s witnessing remarkable growth and development. Here are some of the marquee projects that are transforming this area into a hotspot for investment and progress.
Price Appreciation
According to PropEquity data, the weighted average price of new launch projects in Noida have surged by around 152 percent to Rs 14,946 per square feet (psf) in 2024 (till September 2024) from Rs 5,910 psf in 2019 in pre-Covid times.
The average price of flats/apartments has risen from Rs 2,800-3,000 per square foot in 2019 to Rs 7,900-8,100 per square foot in 2024.
Land prices have seen an even more dramatic increase, from Rs 1,200-1,300 per square foot in 2019 to Rs 6,900-7,100 per square foot in 2024.
Driving Factors: The growth is primarily driven by the upcoming Jewar Airport, improved infrastructure, and increased demand for suburban living.
Builder Floor Prices: Builder floor prices have also seen a significant rise, increasing by 35.6% in the last year.
1. Asia’s Largest Airport: The Jewar Airport, Asia’s largest, is set to be a major transit hub with an integrated Railway Station connecting Eastern and Western lines. This dual infrastructure is expected to drive significant increases in passenger and cargo traffic, spurring property appreciation and presenting compelling investment prospects. Arun Vir Singh, CEO of Yamuna Expressway Industrial Development Authority (Yeida), affirmed that Yeida will provide the necessary land for the railway project, ensuring seamless connectivity for passengers traveling to and from Noida airport.
Noida International Airport is expected to start commercial operations in April 2025.

7. Aerocity: A 24-acre Aerocity is in the works, promising a bustling commercial and entertainment hub.

9.American City Project
Officials estimate that American City will attract a significant investment of USD 32 billion in the Yamuna region over the next six years. The campus will promote a well-rounded approach to education by including art, sports, and advanced technology facilities. Various art forms, such as clay sculpture, dance, drama, and theater, will be available alongside traditional educational institutions like universities and schools.
In addition to these developments, Minda Corporation Private Limited, a Fortune 500 company specializing in vehicle parts, will establish a manufacturing unit within the area. This facility will occupy 22 acres in Sector 24, an area allocated by the Yamuna Authority. Minda Corporation is expected to invest Rs 644 crore, generating employment for approximately 2,200 people. Dr. Arunvir Singh, CEO of Yamuna Authority, confirmed that Minda has expressed strong interest in this investment and will be provided with 88,638 square meters (around 22 acres) of industrial land.
10.Plans for Olympic Park, Korean City and Japanese City
Additionally, the master plan includes the development of an Olympic Park in sectors 22F and 23B, which will house Olympic-level sports infrastructure. Two new sectors — Sector 4A (365 hectares) and Sector 5A (395 hectares) — will be designated for multiple land-use industries. Proposals for developing a Korean City in Sector 4A and a Japanese City in Sector 5A are also part of the long-term plan.
11.Von Wellx Germany Group laid the Foundation stone of its New Footwear Plant Phase 2 at Jewar, Noida. The plant is being set up as part of the 300 crores investment on 10000 sqm with a covered area of 1,30,000 sqft in Sector 29, YEIDA, Jewar.
