NCR bags nearly a third of India’s office space market

NOIDA: The National Capital Region (NCR), led by Gurugram and Noida, accounted for a major 28% of the 24-million-square-feet office space absorbed across the country in the first half of 2018.

The Office Space Absorption report prepared by real estate researchers Colliers International indicates Gurugram, a real estate hub, recorded the biggest leap among NCR cites by absorbing 3.7million square feet — a 111% rise on a year-on-year basis over the first half of 2017. In fact, the report suggests, Gurugram’s office space absorption for this period was on a par with that of Mumbai.

Similarly, Noida registered a 100% increase in office space absorption in the first half of 2018, as compared to the corresponding period of 2017, owing to an influx of co-working spaces, along with the entry of technology companies. Colliers International’s report puts the figure at 2 million square feet, which is expected to shoot up to 3.5million square feet by the end of the year.

The 2 million square feet has largely been picked up by Landgis (Toshiba) Candor TechSpace (1,00,000 sqft along Noida Expressway), Genpact-Candor TechSpace (90,000 sqft along Noida Expressway), Syscom Solutions (90,000 sqft in commercial sectors), Insta Office (85,000 sqft in commercial sectors) and ACE Global (Arohant IT park, 80,000 sqft along Noida Expressway).

Among major occupiers, the technology sector accounted for 42% of the gross absorption, followed by the engineering and manufacturing sector at 23%, the banking and financial services and insurance sector at 15%. The report shows that there had been a dip of 13% in rental rates on a year-on-year basis in commercial sectors.

NCR bags nearly a third of India’s office space market

In Gurugram, technology companies accounted for 33% of the total leasing volume, followed by banking, finance and insurance companies with 27%, and flexible workspace operators with 20%.

“Gurugram has already overcome negative market perception, if any, cashing in on its corporate hub tag,” Surabh Arora, senior associate director (research), Colliers International, said.

“The reason for Noida’s sudden improvement in office space absorption is the influx of co-working spaces, along with robust road and metro railway infrastructure, which have now become primary growth drivers in the city,” Arora explained.

During the same time in 2017, the office absorption in Noida stood at 0.9 million sqft. “The office market space absorption is picking up in Noida, which is emerging as a favoured corporate and industrial destination. This is the first time when so much space has been picked up in Noida, in the past several years,” Arora further said.

“We expect the demand level to remain strong in the coming quarters, taking office-leasing activities in 2018 to the highest level of the past three years. Positive policy initiatives from the government, a robust supply pipeline and major infrastructure development are contributing to the overall performance of the office market,” Saif Lari, assistant manager, Colliers-NCR said.

Yogi Adityanath government plans to develop Noida, Greater Noida, Yamuna Expressway as electronic manufacturing zone;

To promote Uttar Pradesh as an ideal investment destination, the state government plans to promote Noida, Greater Noida and Yamuna Expressway on Delhi’s outskirts as electronics manufacturing zone. “The Uttar Pradesh government is planning to promote Noida, Greater Noida and Yamuna Expressway as electronic manufacturing zone. Country-specific industrial parks will be set up, which will virtually act as a home away from home for the foreign companies,” additional chief secretary (IT and Electronics) Sanjiv Saran told PTI.

Uttar Pradesh, especially Noida and Greater Noida, enjoys advantage as a manufacturing hub owing to its large pool of skilled labour and proximity to the national capital. “India’s software export is to the tune of USD 160 billion. Of this, Noida and Greater Noida alone account for 6 per cent,” Saran said. He also said that the state is already home to 45 per cent of the mobile manufacturing in India. “Out of the 38 manufacturing units of mobile phones in the country, Noida and Greater Noida single-handedly boast to hosting 13 of them. These units contribute 50 per cent or 11.25 crore handsets that are sold in the country,” he said.

Besides, there are 58 companies based in Noida and Greater Noida which manufacture mobile phones and accessories and components such as chargers, earphones and headphones, Saran said. The region is also home to many major brands like Samsung, Vivo, Oppo and Intex. Exuding confidence that UP will lead from the front in this sector in days to come, he said, “Looking at the favourable environment, mobile manufacturers are keen to set up their production here not only to cater to Indian markets but to export to neighbouring countries also.” Mobile and electronic manufacturing is believed to be the way forward and UP seems to be leading it from the front, he added.

Samsung inaugurates worlds largest Mobile factory in Noida

HIGHLIGHTS
Facility in Noida will allow Samsung to make phones at a lower cost
It was inaugurated by PM Modi and South Korean President Moon Jae-in
Samsung also plans to export India-made handsets
Samsung Electronics on Monday announced the opening of what it said is the world’s biggest mobile phone manufacturing facility as the South Korean tech group seeks to expand production in the world’s fastest-growing major mobile phone market.

The facility in Noida will allow Samsung to make phones at a lower cost due to its scale when other phone making hubs such as China are getting more expensive, analysts who track the sector said.

The factory, inaugurated jointly by Prime Minister Narendra Modi and South Korean President Moon Jae-in, will also help Samsung to compete with rivals such as China’s Xiaomi, which became India’s biggest smartphone brand by shipments earlier this year.

Samsung, which has been assembling phones in India since 2007, also plans to export India-made handsets, the company said in a statement.

Prime Minister Narendra Modi’s government has imposed taxes on imports of key smartphone components as part of a plan to encourage electronics manufacturing in India which would boost growth and create millions of new jobs.

While Modi’s ‘Make in India’ campaign is still a long way from delivering on ambitious job promises, the programme has had some success with the phased manufacturing of mobile devices and components. More than 120 local factories currently assemble mobile phones and accessories like chargers, batteries, powerbanks and earphones in India, according to tech research firm Counterpoint.

Samsung said last year it will spend Rs. 49.2 billion ($716.57 million) over three years to expand capacity at its Noida plant.

The new facility will help Samsung double its current capacity for mobile phones in Noida to an annual 120 million units after the phased expansion plan is complete, the company’s statement said.

Yamuna Authority on Tuesday after its top officials held a meeting with representatives of Shapoorji Pallonji construction firm

“The proposed city would be world-class in all respects. People living in the neighbouring areas, whose land would be

Singh said Shapoorji Pallonji had expressed interest in developing the city. “The company representatives said that they have
experience in building diverse civil and structural engineering infrastructure projects like stadium, auditorium, airports, hotels,
hospitals, townships, etc. We will look into their proposal,” he said.
On the sanctioned Jewar airport, Yamuna Authority officials said the Union environment and forests ministry had approved the
techno-economic feasibility report. The ministry has put the report online for 45 days, seeking objections to the project,
following which the environmental clearance will be granted.
Sources told TOI the bidding for Jewar airport may take place in a month or two.
On June 22, the Uttar Pradesh government’s multi-disciplinary expert group held deliberations over the social impact
assessment (SIA) report on the Jewar airport. The experts discussed the issues in the report in details and asked the SIA team
